iNTERIOR - Emira Property Fund Head Office

Tenant Fitout, Bryanston

 

The project included a complete turnkey solution which included everything from construction, new furniture, new IT & audiovisual installation and new equipment to relocation planning.

 

The client brief demanded a 'light and bright with a bit of spunk' new office environment. The design philosophy was to keep things simple and play with high contrast colours, which found a harmony between furniture, walls and carpets. The spatial experience of the office is enhanced by introduction of landscaping wallpaper along with a slight diagonal axis of the central spine to the office. A distorted illusion of depth is established and enhanced through a careful play of lines throughout the design - chairs grow into trees, horisons becomes counters and walls wrap into ceilings and floors.

 

The office plan was designed around the common area canteen and informal openplan meeting rooms as the heart and soul of the space. Through this approach Emira has confirmed already that there is an increased collaboration between the team of asset managers and brokers. Every opportunity to create interactive spaces were designed to the maximum.

 

Common challenges to open-plan environments were overcome by introducing vertical filing cupboards to workstations, thus creating pods of 'private' workspaces. These "happy yellow blocks" are scattered through the office on the black-and-white background established. Ultimately the whole concept was brought together with the introduction of new high-efficient T5 light fittings - flooding the workspace with a perfectly balanced amount of light.
